Is it possible to list two people (husband and wife) on the property certificate?

Yes, an apartment can be purchased in shares shared by several people (adults), but in most cases we don't recommend this. Why? Because Turkish laws very strictly regulate property acquired during marriage. Even if only one person is listed on the title deed, both spouses are considered the legal owners. Furthermore, a property divided into shares is not eligible for a residence permit.

Can an apartment have utility bills in arrears?

No. In Turkey, the utility billing system differs from what we're used to. Here, water, electricity, and gas accounts are linked to an address, but not to an apartment, but to a specific person, using their passport. This means that if the previous tenant has debts, that's the problem for them and the utility provider, not for the new owner, who will open a new account for the relevant service in their own name.

Yes. The Turkish real estate market is very active and dynamic. Sales happen quickly. Properties rarely remain on the market for more than two to three months. An apartment purchased as a rental property with ready-made tenants paying a good price is a lucrative prospect for investors and sells quickly.

Apartments and villas in Turkey are sold fully finished, with ready-to-use plumbing, a built-in kitchen, and some appliances, such as a gas boiler, stove, range hood, oven, air conditioner, and more. After purchasing the apartment, there's no need for renovations or modifications. You can start living in it immediately, purchase any missing furniture, or rent it out.

This is a monthly payment for building maintenance, including cleaning the entryway and lighting the stairwell. If you own an apartment in a simple building, the monthly maintenance fee will be minimal, covering building maintenance such as cleaning the entryway, lighting the stairwell, and minor repairs like the door, intercom, and so on. The amount will be approximately $3-$10 per month. If your building is in a complex with a concierge, pool, security, and so on, the monthly maintenance typically costs $20-$100 per month.
